A fenced yard of 1000 m2 provides all the necessary privacy and security. There is an open pool of 32 m2 with sun loungers, umbrellas, and a quality garden set.
In the yard, guests have access to a richly furnished covered area with an outdoor fireplace, ideal for barbecuing and evening family gatherings over a glass of wine.
The park includes a swing and slide, and there’s also a trampoline, basketball hoop, table tennis, table football, and darts.
The house has two floors connected by internal stairs. On the first floor, there is a living room, kitchen, bathroom, and a covered terrace, as well as a separate area with another kitchen and a large room for socializing, which leads directly to the pool.
On the upper floor, there are 3 bedrooms—two rooms with double beds and one room with two single beds—along with a bathroom and a terrace overlooking the pool and greenery. The house can accommodate 8 people (6+2 people).
All rooms are air-conditioned, and all windows and balcony doors have mosquito nets for insect protection.
On the ground floor, there is a small family printing house operating in the morning hours, which is sometimes closed during the summer. The parking area in the yard is shared and is used by the owner of the printing house in the morning while the printing house is open. The parking lot is under video surveillance.
In the vicinity of the house, there are marked cycling and hiking trails, and the geographical center of Istria, marked by a stone pyramid, is just 1 km away. There is also a nearby ranch where you can see horses and learn to ride.
For all food lovers, central Istria is rich in good wineries, agritourism spots, and taverns.
The nearest town is Pazin, only 6 km away, which, in addition to cultural sights, offers various adrenaline activities such as the Zip Line Pazin Cave, Speleo Adventure Pazin Cave, or quad adventures.
The house is ideal for active holiday lovers and family vacations. It has strong Wi-Fi coverage and is equipped with everything needed for modern times.
The distance to coastal towns and beaches such as Rovinj, Poreč, and Pula is 25 to 35 km, where you can enjoy swimming on many beaches.

My family and I spent 2 amazing weeks at this villa. We were warmly welcomed by the owners, with local drinks and homemade baked goods, followed by a brief but effective tour of the property, which was absolutely spotless. Throughout our stay we found the house extremely comfortable and well equipped. The location of the house is perfect for exploring the beautiful area of Istria, and was not too far from the local supermarkets and a few restaurants. Owners were very helpful and responded quick to any queries we had. We even received souvenirs to take home. We were sad to leave and we would gladly go back.
We were given a warm welcome. The accommodation was great! Very clean, well described, great pool, good location! We can recommend it with a clear conscience!
